Building Contractors

 

There are many good builders in the area.  Aaron Lowen and Ollie Natividad have built many of the homes in the Hopkins area.  There are many other locals that have worked with individuals to build their houses. 

 

Climate

 

The Sub –Tropical climate is very hot and humid.  The climate of Belize is characterized by two seasons: a rainy season (May to November) and a dry season (February to May). In Belize, most of the year’s rainfall occurs during the period June to November, that is, the rainy season. The transition from dry to the rainy is very sharp. Mean annual rainfall across Belize ranges from 60 inches (1524mm) in the north to 160 inches (4064mm) in the south. Except for the southern regions, the rainfall is variable from year to year.

 

Immigration

 

If you have entered Belize on a tourist visa, you must renew that visa every 30 days. The Immigration Office is located on 5th Ave. and closes for lunch. Please refer “Visiting, Moving & Living in Belize” for more information.

 

Property Taxes 

 

Belize’s property taxes vary but are between 1% and 1.5% of the value of the undeveloped land. In Belize, property taxes outside cities are based on land value rather than the developed value of the property, to encourage development. Property taxes on homes and other developed land even in cities are low. For example, the property tax on a four-bedroom U.S.-style home would likely be in the range of $100 to $200. There is no capital gains tax in Belize.

Marinas

 

The closest marina is the Sittee River Marina. That is the one that we use to get back and forth to Anderson Point.  There are small marinas in the village and Dangriga has a fairly well equiped port. As the development progresses, a marina will be dredged in the back of the property. 

 

Medical and Dental Care

 

If you’re considering a visit or a move to Belize, rest assured that most minor ailments can be treated quickly—and cheaply—at doctor’s offices and clinics that can be found in all but a few remote areas. People who suffer from serious conditions can be taken to private clinics.  These facilities offer excellent services and costs are still very reasonable. Belize does have a number of public hospitals but most expats prefer to use the private clinics.

Pets

 

Pets are welcome. However, when not on the owner’s property, dogs must be on a leash. There are few Veterinarians in Belize, however a group has been coming to the Hopkins area over the last several years to help inform the local residents about pet care and to provide a triage hospital setting.  They are Pets Without Borders.  

 

Domestic pets will be allowed to enter the country but you need to check with BAHA for an Import Permits. 

 

Piers

 

At Anderson Point as Sarango Bight we will be building a 200' pier into the Caribbean Sea.  The pier will be in the center of the property approximately between lots 7 & 8. The beach area near the pier will be cultivated to be the area where all residents will collect and enjoy the Caribbean Sea.

 

Post Office

 

There is no Post Office in Hopkins.  The Post Office in Dangriga is on Chaney Street.  The phone number is 522-2035

 

Swimming

 

In Hopkins you’ll find a wide, sandy beach that extends for five miles. Hopkins sits on a crescent shaped bay that frames its attractive beaches. The water is shallow and calm and the swimming in the clean and clear water is always pleasant.  At Anderson Point the water remains shallow for many feet and we have dredged the area where the pier will be located in order to gain some depth. Lots of water sports are enjoyed in Hopkins and at Anderson Point.

 

Utilities

 

We think the term EcoCommunity best describes us. We are striving to be genuine, we work with the locals and we work hard to employ the people in the immediate area. We have shared environmentally sensitive and protected areas that we all maintain. We are protecting the water shed and all of the marine ecology in the area. We are building a place for people who care more about an authentic experience with the local people, culture and nature than they do about flat screen TVs, profit/cost ratios, security lights, quads, privacy, or air conditioning.

 

  • Waste Management - In an area that is surrounded by water it is very important to protect the ecosystems involved in the reef and the marine life.  We have researched a number of possible solutions to this dilemma.  The following system has proven helpful.The Aquatron System has been installed in the model home just up the beach at Victoria Isle.  Here are some pictures of it.  There is also a video in the video tour section if you are interested in seeing how it works.

  • Energy Generation - The primary source of energy will be Solar Energy established at each residence.  We will be utilizinthe resources provided by nature to diminish the effect that we have on the environment.  We have done the research and will be providing contacts as development progresses.

 

The area around southern California is now dotted with many Windmills.  Europe has long been a location that utilizes wind energy.  Belize is an area that is growing in its use of wind energy.  We can see the possibilities of its use at Anderson Point.

 
The use of gasoline generators will be prohibited.  However, there are other more environmentally kind generators that will be permitted.  These generators will often be utilized during the construction phase and as backup should they be needed.
 
  • Water Sources - Most homes in Belize utilize a Cistern System as is found in most Caribbean locations.  There may be use of the fresh water lens that exists just below the surface.  Either system can be installed with the use of individual softening and/or treatment systems. Sand Filtering is the most effective. 

 

Where to Stay While Building

 

During the building stage of your house, you may want to be nearby to “keep an eye on things”. There are usually several houses or guest unit rentals available within Sittee Point Estates. In Hopkins Village and Sittee River Village there are many hotels, guesthouses, rooms, and houses for rent. Please see Lodging and ask around.  The Windschief is a great Ex-Pat hangout.
